How we protect and handle your personal data

This Privacy Policy explains how your personal data is collected, used, shared, retained and protected when you visit ddproperty.eu (the "Website") and when you contact us through our forms. We are committed to processing your data lawfully, fairly and transparently in accordance with Regulation (EU) 2016/679 (the "GDPR") and applicable Slovak law.

VisionEdge s. r. o. (formerly Imagination Development, s. r. o.; the company was renamed, the registration number is unchanged) is a curated real estate agency presenting its own selection of properties in Pattaya, Thailand, to European and international clients.
2. The personal data we collect
We only collect the data you actively provide to us. We do not buy data, and we do not build hidden profiles of your browsing.
(a) Contact form. When you submit the contact form, we collect your name, email address, phone number (optional), your area of interest, and the content of your message.
(b) Property questionnaire (buyer or rental onboarding form). If you complete our buyer or rental questionnaire, we collect the information you enter, which may include your name, contact details, indicative budget, intended use of the property, preferred parameters (type, size, location and similar) and related preferences. You decide how much detail to provide.
(c) Technical server logs. Like most websites, our hosting provider records standard technical data (IP address, browser type, date and time of access) for security and the reliable operation of the Website. These logs are not used to identify or profile you for marketing.
We do not intentionally collect special categories of data (for example data revealing health, religion, political opinions, or biometric data). Please do not include such information in your messages.

4. Who we share your data with
We do not sell your data, and we do not pass it to property developers or third-party agents without your prior, specific agreement. DD Property EU remains your single point of contact. Any communication with a developer is mediated by us, and only with your consent.
To operate the Website and our mailbox, we rely on the following processor, which acts on our instructions, with all processing taking place inside the European Union:

Your form submissions are stored on our EU server and delivered to our EU mailbox by authenticated email. We do not route your form data through any external form-relay service, advertising network or analytics platform.
We may disclose personal data to public authorities where we are required to do so by law (for example a court order or a request from a tax authority).
5. International transfers
All processing of your personal data takes place within the European Union, on infrastructure operated by our Slovak provider. We do not transfer your personal data to Thailand or to any other country outside the EU or EEA. Although we present properties located in Thailand, the local handling of any transaction is carried out by our own team, and your enquiry data remains on EU systems.
6. How long we keep your data
We keep enquiry and questionnaire data for 24 months from our last meaningful contact with you, after which it is deleted, unless:
- an active business relationship or transaction requires us to keep it longer;
- a longer period is required by law (for example accounting records, which must be kept for 10 years under Slovak law); or
- you ask us to delete it earlier (see Section 7).
7. Your rights
Under the GDPR you have the right to:
- access the personal data we hold about you and receive a copy;
- rectify inaccurate or incomplete data;
- erase your data (the "right to be forgotten") where there is no overriding legal ground to keep it;
- restrict or object to certain processing, including processing based on our legitimate interest;
- data portability, receiving your data in a structured, machine-readable format;
- withdraw consent at any time, where processing is based on consent.
To exercise any of these rights, contact us at info@ddproperty.eu. We will respond within one month, as required by Article 12(3) GDPR.
8. How we protect your data
- All traffic to the Website and our forms is encrypted in transit using HTTPS (TLS).
- Form submissions are stored in a non-public location on our EU server and are not accessible from the web.
- Access to enquiries is limited to authorised members of our team.
- We do not store your data in any external CRM, advertising tool or analytics platform.
If a personal data breach were to occur that is likely to result in a high risk to your rights, we will notify the Slovak Data Protection Authority within 72 hours and inform you without undue delay, in line with Articles 33 and 34 GDPR.
9. Cookies and tracking
This Website does not use analytics cookies, advertising cookies, pixels or third-party trackers. For full details, see our Cookie Policy.
10. Marketing communications
We do not currently send marketing newsletters. Submitting a form does not subscribe you to any marketing. If we introduce a newsletter in the future, it will be based on your separate, explicit opt-in, and every message will include an easy way to unsubscribe.
11. Children
Our services are intended for adults considering real estate transactions. We do not knowingly collect personal data from children under 16. If you believe a child has provided us with data, please contact us so that we can delete it.
12. Links to other websites
The Website may contain links to external sites (for example social media profiles or property images hosted elsewhere). We are not responsible for the privacy practices of those websites, and we encourage you to review their policies.
13. Changes to this Policy
We may update this Privacy Policy from time to time, for example when we add a service or change a processor. The "Last updated" date above reflects the most recent revision, and significant changes will be highlighted on the Website.
14. Complaints
If you believe we have not handled your data correctly, please contact us first so we can put it right. You also have the right to lodge a complaint with the supervisory authority:
